Bathroom resealing in RG30: how it works
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We’re often asked to deal with gaps where the bath or tray has moved and two layers of silicone, both failing, across baths, kitchen worktops & upstands and sinks & splashbacks.
Every visit runs the same way: we check the joints, protect the area around them, carry out the job and tidy away. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.

Bathroom resealing across RG30: local notes
Homes across RG30 range from older properties to new builds, with plenty of rented property in places like Norcot, Tilehurst and West Reading. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in RG30.
Norcot: For an older house near a landmark such as Tilehurst Methodist Church, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Tilehurst station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Landlords, agents and businesses in RG30
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
When something else is needed
It helps to know what we can’t do too:
- A tray or bath that’s cracked through
- Water coming from the plumbing rather than the joint
- Cracked or missing grout between tiles (that is regrouting)
Why it fails
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
The problems people generally mention when they call are:
- Water escaping at the shower enclosure
- A bead that has pulled away from the tiles
- New sealant laid over old sealant that is now lifting
- A messy, uneven bead from a previous reseal
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Do not let bottles sit on the bead
- Keep the fan on for a while after bathing
- Stick to a soft cloth and a mild cleaner
- Look for lifting corners and small gaps now and then
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Surface by surface
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

Do you work for letting agents?
Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Yes. We’re fully insured, and we can confirm the details when we quote.
Where do you work from?
We work from Crawley. Our applicators cover RG30, along with the rest of our area.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all.

Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
