Bathroom resealing in RG31: how it works
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on baths, wet rooms and kitchen worktops & upstands, and common reasons people get in touch are new sealant laid over old sealant that is now lifting and mouldy sealant that has gone black.
At the end, we look at the finished work together. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on how much there is to do.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, usually around 24 hours.

Where we work in RG31
In RG31, bathroom resealing takes in flats, houses, rentals and businesses, from Reading, Norcot and Tilehurst to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across RG31 is planned around the weather.
Tilehurst: Rented homes near Tilehurst station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Park Lane Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Why act early?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.
What your quote should include
- What the quote includes, VAT included or not
- Whether they seal over old material or remove it
- What the cure time is
- Which sealant they’ll use, and why
Landlords, agents and businesses in RG31
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
When it isn’t the sealant
We’d rather tell you now than do work that will not last, so these are the limits:
- Cracked or missing grout between tiles (that’s regrouting)
- A leaking waste, trap or valve
- A cracked shower tray or bath (that needs repair or replacement)
Common problems we fix in RG31
The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
If you can see any of these, it’s time to have the joints looked at:
- Black spots spreading through the bead
- Damp behind the bath or under the tray
- A bead that has pulled away from the tiles
- Gaps where the bath or tray has moved
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
FAQs for RG31
Can mouldy silicone be sorted out?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Where is Mr Mastic based?
We’re based in Crawley, and we work across South East England, London and Scotland.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
