Bathroom resealing in RG4: how it works
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Common call-outs are for water getting behind the kitchen upstand and two layers of silicone, both failing, across basins & vanity units, baths and kitchen worktops & upstands.
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is, including the tidy-up.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.

Local landmarks in Caversham
In Caversham, that means homes and buildings near Eldon Square, Highdown School and Sixth Form Centre and Chiltern Nursery Nurse Training School and the streets around them. Nearby too are The Hill Primary School (less than half a mile north-east), Grace Church (within half a mile east) and The White Horse pub (under half a mile north). For rail, the closest station is Reading station, roughly 1.3 miles south of the centre. Well-known places in the area include Royal Berkshire Hospital (1.9 miles south) and Broad Street Mall (1.6 miles south). For a walk, there’s South Lake and Sonning Hill.
Where we work in RG4
Homes across RG4 range from older properties to new builds, with plenty of rented property in places like Caversham, Newtown and Caversham Heights. Sound sealant and clean grout keep water out and rooms looking cared for.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in RG4.
Caversham: Managing a site like The Hill Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Grace Church, walls and floors in older homes can move, and sealant and grout show it first.
How the job changes by surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
Wet rooms
Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Landlords, agents and businesses in RG4
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.
Honest limits
Before you book, it’s worth knowing the limits too:
- A leaking waste, trap or valve
- Failed grout lines across the wall
- A bath or tray that moves because it isn’t properly supported
Keeping the joints in good condition
Aftercare is simple:
- Do not leave water standing on kitchen joints
- Stick to a soft cloth and a mild cleaner
- Let new sealant cure fully before it gets wet
- Look for lifting corners and small gaps now and then
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
