Bathroom resealing in Play Hatch

Bathroom resealing for homes and businesses in Play Hatch

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. Common call-outs are for sealant that has split, shrunk or peeled away and a reseal done over the top of the old bead, across wet rooms, baths and basins & vanity units.

For a small place like Play Hatch, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

For landlords and businesses

Landlords and letting agents in Play Hatch can book us as well as householders. Resealing between tenancies keeps a property looking cared for.

FAQs for Play Hatch

Do you work for landlords with property near Reading station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Do you work for hotels and guest houses in Play Hatch?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Are you fully insured?

Yes. We’re fully insured.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Do you guarantee your resealing?

Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

Is it OK to put new sealant on top of the old bead?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

How the visit works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. In a small place like Play Hatch, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children

  • A tray that rocks until it’s re-bedded

Play Hatch homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings. There are hotels and other places to stay in and around Play Hatch. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

If you live in an older home near St Andrew's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like St Martin's Catholic Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Reading station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Move toiletries away from the joint
  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry worktop joints after washing up
  • Let new sealant cure fully before it gets wet

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

How the job changes by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What happens if it’s left?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Around Play Hatch, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
