Play Hatch homes and their sealant
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Play Hatch has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Rented homes near Reading station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. If you live in an older home near St Andrew's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as St Martin's Catholic Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

About our remedial sealant in Play Hatch
The wrong product in the wrong joint won’t last, however tidy it looks. We take it out and use a sealant made for that joint. If you’re dealing with worktop sealant that has shrunk and split and sealant that came away because the surface wasn’t prepared, we can help, whatever the surface.
Around Play Hatch, it’s houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What we cannot put right
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Sealant in an older building that needs testing for asbestos first
- A tray or bath that’s cracked
- Water damage behind tiles that needs a tiler
If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer.
What we seal
- Mouldy bath & shower sealant
- Expansion joints
- Failed movement joints
- Shrunken worktop sealant
- Botched or over-sealed joints
- Leaking tray & enclosure joints
Leave it or put it right?
Stripping out botched sealant adds time to a reseal, but not by much: the work takes a few hours for a typical bath or shower, longer where several layers have been applied. It’s far less disruption than resealing the same joint again and again. Older cottages and farmhouses around Play Hatch can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and give you a clear price before we start.

Looking after it afterwards
After the cure time, these simple habits help:
- Keep the room well ventilated
- Always have old sealant cut out, not covered
- Ask why a joint failed before redoing it
- Look for stains below bathrooms now and then
Keep an eye on the joint at first, particularly where the original failure was caused by movement. Should anything change, phone 0345 464 0079 or drop us an email.
Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.
Can I do it myself?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What happens on the day
The work is kept neat and contained to the area we are working on, so you can get on with your day. Expect the work to take a few hours for most joints, depending on how much old sealant has to come out, and we tell you how long to leave it before we go. Somewhere like Play Hatch needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you are told about anything else we found.
Preparing for the visit
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know if you’ve seen damp or leaks

Advice
What affects the quote in Play Hatch
You’ll get a clear quote before work begins. It’s based on:
- How many areas need sealing
- Working hours on commercial sites
- Whether old sealant or filler has to be cut out
- Whether the work is at height
Doing several joints on one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.
Asking for a quote
When you contact us, it’s useful to know:
- The rough size of the job
- What’s wrong with the joints now
- How we’d reach the joints
- If someone has resealed it before
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
How the job changes by surface
Over-sealed & botched joints
Every layer has to come out, including the smears and film on surrounding tiles. New sealant needs a fully clean surface.
Windows & doors
A frame that keeps leaking may not be the mastic. We check the joint and tell you if it looks to be something else.
Questions from Play Hatch
Do you cover smaller places like Play Hatch?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Reading station?
Yes. We work for landlords and agents as well as homeowners. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.
How long does remedial resealing take?
That depends on how many layers there are and how many joints. You will have a timescale before any work begins.
Do you guarantee remedial jobs?
Yes, with our one-year guarantee. If we’ve pointed out another problem, getting it fixed helps the new joint last.
How long should I leave it?
Cure times vary by product. We tell you how long to leave it before we go.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Where are you based?
Mr Mastic is based in Crawley. We cover Play Hatch and the rest of Reading.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
