Floor joint sealing in Reading

How we handle floor joint sealing in Reading

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out so water and dirt can’t get in. We work on commercial floors, skirting boards and thresholds, and the jobs we see most are skirting caulk that keeps splitting and failed joint filler in concrete floors.

Reading is big enough to have new developments going up alongside its older streets. New homes need their plot mastic and sealant finished well, and owners often find snags in the first year or two.

All of our work is guaranteed for twelve months.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Signs you need floor joint sealing in Reading

Decorators’ caulk is often used along skirting because it’s cheap and paintable. It cracks where there’s movement or water.

These are the problems we’re asked about most:

  • Rigid edge joints in tiled floors
  • Concrete floor joints that have broken down
  • Worn sealant at door thresholds
  • Gaps between floors and kitchen plinths

If you look after a building such as Coley Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Joints and finishes in Reading homes

Across Wokingham, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

If you let a flat or house near Reading West station, gaps at skirtings and thresholds are worth sealing between tenancies. For buildings such as All Nations Christian Centre, floor and skirting joints in halls and kitchens wear like any others.

Questions from Reading

Is there a guarantee on floor joint sealing in Reading?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Do you cover Reading for floor joint sealing?

Yes, Reading is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Do the sealants smell?

There can be a smell while the sealant cures. Ventilation helps.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

What does floor joint sealing cost?

It depends on the job, so we quote each one individually. For a quick quote, call 0345 464 0079 or drop us an email with a short description of the job.

Are you insured?

Yes, we are fully insured for domestic and commercial work.

What affects the cost of floor joint sealing

We don’t publish a price list, because jobs vary so much. The quote depends on:

  • The number and length of the joints
  • The product the joint needs
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

Helping us quote

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • Where the property is
  • Any previous sealing or DIY work
  • Roughly how big the job is

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work.

Different surfaces, different methods

Tiled floors

Perimeter joints in tiled floors should be sealant, not grout. Grout at the edge is removed and replaced with sealant.

Commercial floors

Washroom and kitchen floors in commercial buildings need sound edge joints. They’re resealed with a flexible, water-resistant sealant.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • A tiled floor that needs relaying
  • Subfloor problems that need a flooring contractor
  • Cracked or broken concrete slabs

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before you book.

Why it’s worth doing now in Reading

Left open, concrete joints break down under traffic. A sealed joint supports the edges before they need a bigger repair. Busy buildings in Reading, from hotels to offices, cannot afford rooms out of use for leaks or mould, so it pays to replace failing joints before they get that far.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours, depending on the length of joint from start to finish. In central Reading, parking can be tight, so tell us about driveways, permits or nearby car parks. For flats, mention stairs, lifts and shared entrances as well.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • For business premises, tell us about site rules or sign-in
