How we handle floor joint sealing in West Reading
Gaps along the bottom of skirting are common in new and older homes alike. Caulk tends to crack there, so we close it with a flexible sealant instead. Common call-outs are for threshold joints that have opened or worn and tiled floors with no room to move, across tiled floors, commercial floors and thresholds.
In smaller places like West Reading, new homes tend to come as small developments or single plots. The sealant around baths, showers, frames and skirtings needs to be right from the start.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Floor joint sealing in West Reading: local notes
Across Reading, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
Rented homes near Reading West station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty. Schools such as Battle School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early. Community buildings like Church of St Mark are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Movement too big for a sealant joint
- A tiled floor that needs relaying
- Concrete repairs beyond the joint
If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.
Joints and surfaces we work on
- Skirting boards
- Commercial floors
- Concrete floor joints
- Tiled floors
- Thresholds
- Wet room & bathroom floors
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Get cracks along tile grout lines looked at early
- Ask before painting over a sealed joint
- Use a well-wrung mop rather than flooding the floor
- Keep caulk for dry, still joints only
Keep heavy furniture from dragging across the joints. Dragging can tear the bead before it has fully cured.
Small gaps are quick to seal. Ignored, they fill with dirt and open further.
What affects the cost of floor joint sealing
For a quick quote, just ask. The main things that affect it are:
- When we can work, for business premises
- The number of rooms or windows
- The number and length of the joints
- Access and height
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Roughly how big the job is
- A few pictures by email, if you can
- Access, such as stairs, a lift or height
- The address or postcode of the job
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved.
West Reading: your questions answered
Can you help a landlord with a rental near Reading West station?
Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.
Can you do floor joint sealing in West Reading?
Yes, West Reading is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or drop us an email and tell us what needs doing.
Is it messy?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Can you reseal concrete floor joints in an industrial unit?
Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Tell us what runs over the floor and we’ll quote.
Do you use a paintable sealant?
For painted skirting, we use a flexible product that can be painted. Silicone is not made to be painted, so we use it where the joint stays unpainted.
What causes gaps between the floor and skirting?
Movement from drying timber and settling floors pulls the skirting and floor apart. Caulk tends to crack; a flexible sealant does not.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Is there any odour?
Some sealants have a smell while they cure. Ventilation helps.
What the job involves on each surface
Commercial floors
Commercial washrooms and kitchens have floor joints that get wet constantly. We reseal them with a sealant suited to wet areas.
Thresholds
Thresholds between rooms meet two floors and often a door frame. We seal them with a flexible sealant that suits both sides.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What happens on the day
On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before we start. Most jobs take a few hours, depending on the length of joint. Parking around West Reading is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- We look at the gap and the floor type and agree the right sealant.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- The sealant goes in, chosen for the floor and coloured to suit it.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
How to prepare
- Let us know about parking restrictions
- Where the joints are inside, avoid wetting them before we arrive
- Mention any leaks or damp you’ve noticed
