External mastic in West Reading

West Reading: your questions answered

Is West Reading within the area you cover?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is West Reading in your area for external mastic?

Yes. We work across London and the South East, and West Reading is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

How long will you be here?

Typically it takes anything from a few hours to several days, depending on the building. Larger jobs naturally take longer, and we’ll tell you how long to expect.

Do you work at height?

It depends on the height and the site. Ground-floor joints are simple; for higher work, tell us about the building and we will confirm what’s needed.

Can you seal over the old sealant?

No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or email us.

External mastic for homes and businesses in West Reading

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. If you are dealing with plants rooting in failed movement joints and hard, crazed mastic that has stopped moving, we can help, whatever the surface.

Houses in smaller places like West Reading can stand more in the open than those in a built-up town, and walls and rooflines facing the weather take the worst of it. Joints on those sides are generally the first to go.

You’re covered for a year from the day we finish. If anything is not right with it, ring 0345 464 0079 or email us.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

When something else is needed

A few problems are outside what sealant work can do:

  • Render that’s blown, hollow or coming away
  • Subsidence or other structural problems
  • Damp that isn’t coming from the joint

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

Joints and surfaces we work on

  • Concrete & block
  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints
  • Copings & trims
  • Render & cladding joints

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Look over the joints every year, ideally after winter
  • Tell anyone working on the walls about the movement joints
  • Keep water from gutters off the wall
  • Wash walls gently around the sealant

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

How it works

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours for a handful of joints, longer for a whole elevation, and we tell you how long to leave it before we go. A visit to West Reading is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • Tell us about any water getting in
  • Mention any parking rules near the property
  • Mention if the joints have been sealed before

What external mastic looks like in West Reading

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Mapledurham House (about 2.8 miles north-west) nearby, there’s older building stock in the area around West Reading as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

Homes close to Church of St Mark include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep. For site and facilities teams at buildings such as Battle School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Why it’s worth doing now in West Reading

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. In a smaller place like West Reading, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

Why us?

  • White, clear, grey or another colour, product permitting
  • Neat joints and a tidy finish
  • 20+ years of sealant experience
  • Quality sealants from Arbo and Everbuild

Signs you need external mastic in West Reading

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

Any of these means the joints need attention:

  • Weeds or debris growing in open joints
  • Leaking joints around cladding and façade panels
  • Brick movement joints where the sealant has split
  • Old sealant gone brittle and cracked

For landlords with property near Reading West station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
