Bathroom & kitchen resealing in Blackburn, West Lothian
We cover Blackburn for bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- A messy, uneven bead from a previous reseal
- Mouldy sealant that has gone black
- Cracked, shrunken or lifting silicone
How we quote for bathroom resealing
We do not publish a price list, because no two jobs are the same. The quote depends on:
- Any mould that needs treating
- The number and length of the joints
- Access and height
- Which sealant suits the joint
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What we need to know
You don’t need to know the technical terms. Just tell us:
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- The rough size of the job
- What’s wrong with the joints now
Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Bathroom resealing for homes and businesses in Blackburn
Homes in Blackburn have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include a joint torn by a bath that flexes and new sealant laid over old sealant that is now lifting, on shower trays & enclosures, kitchen worktops & upstands and sinks & splashbacks.
A bathroom in a place like Blackburn gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
All our work comes with our one-year guarantee, wherever you are in West Lothian.

Work for landlords, hotels and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
What bathroom resealing looks like in Blackburn
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Rented homes near Bathgate station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Bathgate Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Your questions about bathroom resealing in Blackburn
Can you do bathroom resealing in Blackburn?
Yes. Our work covers the whole of Scotland, and Blackburn is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Is Blackburn within the area you cover?
Yes. Blackburn is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Blackburn.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Will there be a smell?
There can be a smell while the sealant cures. Opening a window helps.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
The process
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- For business premises, tell us about site rules or sign-in
- Let us know about parking restrictions

How the job changes by surface
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
Aftercare tips
Looking after new joints is easy:
- Avoid abrasive pads on the sealant
- Look for lifting corners and small gaps now and then
- Don’t let bottles sit on the bead
- Open a window or run the fan so the room dries
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- A leaking waste, trap or valve
- A tray or bath that is cracked through
- Loose or hollow tiles, or failed tanking behind them
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.
Joints and surfaces we work on
- Sinks & splashbacks
- Shower trays & enclosures
- Basins & vanity units
- Kitchen worktops & upstands
- Baths
- Wet rooms
Leave it or put it right?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In an older home around Blackburn, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Combining jobs into one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.
