How we handle fire rated sealant in Livingston

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, and we can record what went where. We work on pipe & cable gaps, linear gaps and door frames, and people most often call us about fire stopping disturbed by later work and gaps flagged on a fire risk assessment.

Building work in Scotland comes under its own regulations and technical handbooks, but whatever the building, fire-rated sealant has to be installed to the product’s tested details. For any building in Livingston, that applies just the same.

We stand behind the work with a one-year guarantee.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Common problems we fix in Livingston

Much fire stopping is hidden: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

If you can see any of these, it’s time to have the joints looked at:

  • Open gaps behind door architraves
  • Unsealed gaps where pipes and cables go through a wall
  • Damaged fire sealant left by other trades
  • Standard silicone or caulk in a fire-stopping gap

Community buildings like St Andrew's Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Before you book anyone

  • How much experience the applicator has
  • Which sealant they’ll use, and why
  • How long the guarantee is
  • When the joint can take water or movement

Fire rated sealant around Livingston

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

Schools such as Inveralmond Community High School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment. Rented homes near Livingston North station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product.

Common questions in Livingston

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Is Livingston in your area for fire rated sealant?

Yes. We work across all of Scotland, and Livingston is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Is there a guarantee?

Yes. All our work carries our one-year guarantee.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Can you match the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

How do I get a quote for fire rated sealant in Livingston?

Size, access and the old material all affect the cost. Call for a quick quote.

Landlords, agents and businesses in Livingston

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for property managers and facilities teams in Livingston and across West Lothian. Several sites can go on one quote, and we are fully insured.

What we do, step by step

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of gaps, and longer for a whole building. For a job in Livingston, tell us where the work is, how to get in and where to park. Outdoor jobs need a dry day, so they can move if the weather turns.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your records.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any water getting in
  • Clear items away from the joints we’re working on

Advice

What sealant work can’t fix

In fairness, there are a few things sealant won’t fix:

  • Issuing a fire rating or certificate for a building
  • Problems with the door itself rather than the gap around the frame
  • Large holes that need a different fire-stopping system

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • Door frames
  • Flats & HMOs
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Service penetrations
  • Linear gaps

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Take pictures of fire stopping before ceilings or boxing go back
  • Report cracked or damaged seals as soon as you notice them
  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Check whether a sealant can be painted before decorating over it

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and get them seen to.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.
