Book fire rated sealant in Edinburgh

Fire rated sealant in Edinburgh

We often work from an action list drawn up by a fire risk assessor for buildings in Edinburgh. Send us the list or the survey and we will quote for the fire-rated sealant work on it. We work on service penetrations, door frames and plasterboard & masonry, and people most often call us about fire seals that have cracked with movement and joints picked up in a fire-stopping survey.

Scotland has its own building regulations, with their own technical handbooks. In Edinburgh, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.

Our work is backed for twelve months.

When it is not the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Big openings where sealant alone isn’t the tested solution
  • Certifying a building or signing off its fire safety
  • A wall that isn’t a fire-resisting element to begin with

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Service penetrations
  • Door frames
  • Linear gaps
  • Plasterboard & masonry
  • Flats & HMOs
  • Pipe & cable gaps

When to call us in Edinburgh

Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave does not always get resealed.

Any of these means the joints need attention:

  • Open gaps behind door architraves
  • Standard silicone or caulk in a fire-stopping gap
  • Old fire sealant that has split or come away
  • Linear gaps at the head of walls

If you let a flat or house near Haymarket station, any gap left by new services in shared walls should be closed with a fire-rated product.

Questions to ask before you book

  • Are they insured?
  • Whether they seal over old material or remove it
  • How long to leave it before use
  • What happens if the job turns out different

How we quote for fire rated sealant

Call for a quick quote. What matters most is:

  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • When we can work, for business premises

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Any previous sealing or DIY work
  • How we’d reach the joints
  • Photos by email, if that is easy
  • What’s wrong with the joints now

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.

Common questions in Edinburgh

Do you take on hotel work around Edinburgh?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do Scottish building rules affect fire-rated sealant work in Edinburgh?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Can you tell me which gaps need fire stopping?

No. We work from the specification you give us.

What does intumescent mean?

An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all.

Leave it or put it right?

Fire-rated sealants are less forgiving than ordinary ones. How it’s installed changes how it performs, so we follow the maker’s details on every gap. Private landlords in Edinburgh must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Fire rated sealant around Edinburgh

If you run a hotel, guest house or holiday let in a coastal place like Edinburgh, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Edinburgh has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed.

For site and facilities teams at buildings such as Tollcross Primary School, gaps opened by contractors for new cabling are a common finding in schools and offices. Community buildings like St Cuthbert's Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Work for landlords, hotels and businesses

Landlords and letting agents in Edinburgh can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of gaps, and longer for a whole building. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Edinburgh, tell us the floor, how the door entry system works and where we can park nearby.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints
