Our fire rated sealant service in Edinburgh
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. Typical jobs include gaps left after a refit or conversion and damaged fire sealant left by other trades, across linear gaps, service penetrations and plasterboard & masonry.
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for a handful of gaps, and longer for a whole building, including the tidy-up.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Where the tested detail needs backing or fill, we fit it.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- We record the locations and products used for your records.

Edinburgh’s nearest station is Haymarket station, roughly 0.5 miles west. The countryside around Edinburgh includes Salisbury Crags and Dunsapie Loch.
Where we work in Edinburgh
Hotels, landlords, schools and businesses across Edinburgh all have sealant to keep in order. Fire-rated sealant is installed to the manufacturer’s tested details, and washroom sealant is chosen for heavy use.
Scottish weather is hard on outside joints, especially in the wetter west. Sealants for jobs in Edinburgh are chosen with that in mind. Parts of Edinburgh are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.
Edinburgh: Rented homes near Haymarket station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. If you look after a church, hall or community building such as St Cuthbert's Church, service openings in its walls need the right fire-rated sealant, as in any building.
What affects the cost of fire rated sealant
For a quick quote, just ask. The main things that affect it are:
- When we can work, for business premises
- The type of sealant required
- Whether the work is at height
- The size of the job
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- The address or postcode of the job
- Any previous sealing or DIY work
- Pictures of the joints, sent by email
- Roughly how big the job is
Asking for a quote is easy: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.
When something else is needed
We’ll always be straight with you, so here’s what sealant cannot fix:
- Fire doors that need new seals, closers or hardware
- Fire risk assessments, which need a qualified assessor
- Big openings where sealant alone is not the tested solution
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
How the job changes by surface
Linear gaps
Linear gaps run along the head of walls, at floor edges and between panels. They’re sealed with a fire-rated sealant over backing where the detail calls for it.
Flats and HMOs
Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product and record where they are.
Questions from Edinburgh
Is it messy?
We keep the work tidy. We protect what’s around the joints.
Do you seal gaps around fire door frames?
Yes, if the gap is within the product’s tested range. We seal the frame-to-wall gap, not the door itself and we will tell you if we spot problems with the door.
What fire rating will the seal have?
We don’t give ratings or certificates for our work. Your specification sets the requirement, and we apply a product tested for it with a record of each location.
Is there a guarantee?
Yes. All our work carries our 12-month guarantee.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do you provide details of the products used?
Yes. When the job is done, we give you the locations and products. If you need photos or a set layout, ask when you get a quote.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.
