Glenbrook Fire Rated Sealant

Our applicators work in Glenbrook on intumescent and fire-rated sealant around gaps, frames and service penetrations. Old sealant removed completely, joints prepared properly and a one-year guarantee.

  • Ordinary sealant used where a fire-rated product was needed
  • Damaged fire sealant left by other trades
  • Unsealed gaps where pipes and cables go through a wall

Fire rated sealant near Glenbrook

Fire rated sealant for homes and businesses in Glenbrook

Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. If you have unsealed gaps around fire door frames and gaps around pipes and cables through fire-resisting walls, we can help, whatever the surface.

If you look after holiday lets, a guest house or a community building in or near Glenbrook, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

All our work is covered by a 12-month guarantee.

How it works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Clear items away from the joints we’re working on
  • For indoor joints, keep the area dry beforehand if you can

Questions from Glenbrook

Do you cover smaller places like Glenbrook?

Yes, Glenbrook is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Curriehill station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Can you fill the gap behind a fire door frame?

Yes. The joint between frame and wall is sealed with a fire-rated sealant. The door leaf and its hardware need a door specialist.

Can you tell me which gaps need fire stopping?

No, we do not assess buildings. When your assessor or designer has set out what’s needed, we’ll quote for the sealant work on it.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Common problems we fix in Glenbrook

Gaps around door frames are easily missed. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.

People generally contact us when they notice one of these:

  • Old fire sealant that has split or come away
  • Linear gaps at the head of walls
  • Joints picked up in a fire-stopping survey
  • Gaps filled with a product that isn’t fire-rated

For landlords with property near Curriehill station, any gap left by new services in shared walls should be closed with a fire-rated product.

Quotes for fire rated sealant in Glenbrook

Jobs vary more than people expect. What affects the quote:

  • Access and height
  • Which sealant suits the joint
  • Any mould that needs treating
  • How much there is to do

What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before work begins.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • The type of property

To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.

Fire rated sealant around Glenbrook

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

For buildings such as Balerno Parish Church, service openings in its walls need the right fire-rated sealant, as in any building. Managing a site like Balerno Community High School? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

Landlord and commercial work in Glenbrook

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What sealant work can’t fix

Before you book, it’s worth knowing the limits too:

  • Construction that does not provide fire resistance on its own
  • Fire doors that need new seals, closers or hardware
  • Certifying a building or signing off its fire safety

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Door frames
  • Pipe & cable gaps
  • Linear gaps
  • Flats & HMOs
  • Service penetrations
  • Plasterboard & masonry

Why act early in Glenbrook

Sealant isn’t the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
