How the visit works

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the number of plots. Around Glenbrook, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work

About our new build mastic in Glenbrook

For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over. If you have gaps opening as the house dries out and settles and new-build shower sealant that has already split, we can help, whatever the surface.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Every job is covered by our 12-month guarantee.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Act quickly if a seal starts to leak
  • Photograph failed sealant before it’s redone
  • Avoid running a DIY bead over the old one
  • Wait for the cure time before using a resealed shower

Avoid standing on the rim of the bath or the edge of the tray in the first few weeks. Report any movement in a bath or tray.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak in a busy bathroom.

Questions from Glenbrook

Is Glenbrook within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near Curriehill station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Is it normal for sealant to crack in a new home?

New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Both lead to early failure.

Can you reseal over the builder’s sealant?

No. Fresh silicone doesn’t stick to the old layer, so sealing over the top fails quickly. The old sealant always comes out first.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

What the job involves on each surface

Plot handovers

Plot mastic is carried out to the developer’s schedule. Each joint is cleaned and primed where needed so the sealant lasts.

Windows and doors

External mastic around new windows and doors is sometimes rushed or missed. It’s resealed with an exterior sealant suited to the frame and wall.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. It will not solve:

  • Settlement cracks that need a surveyor
  • Disputes or warranty claims with your builder
  • Cracked trays, tiles or worktops

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

What affects the quote in Glenbrook

Some jobs are bigger than they look, and some smaller. The main factors:

  • When we can work, for business premises
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

What to tell us for a quote

To make quoting easier, let us know:

  • If it’s domestic, commercial or a hotel
  • Photos by email, if that is easy
  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Landlords, agents and businesses in Glenbrook

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Why act early in Glenbrook

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. In an older home around Glenbrook, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.
