How we handle new build mastic in Balerno
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. While the builder’s snagging or warranty period runs, report it to them first, and if it is not put right, get in touch with us. If you have worktop and upstand sealant coming away and plot mastic for developers ahead of handover, we can help, whatever the surface.
For a place like Balerno, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What the job involves on each surface
Kitchens
New-kitchen sealant is often applied in a rush. We take it out and reseal neatly, colour-matched where it shows.
Show homes
In a show home, the sealant is on display. We lay neat, even beads in colours to suit the finishes.
New homes and floors in Balerno
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
For new homes near Curriehill station, it’s worth checking the sealant early, while snags are still fresh.

Common problems we fix in Balerno
When the heating goes on in the first winter, the house dries fast. Gaps open along skirting, frames and worktops and cracks appear in the sealant.
Any of these means the joints need attention:
- Skirting joints opening in the first winter
- Second-fix sealing on new plots
- Untidy sealant flagged on a snagging list
- Worktop and upstand sealant coming away
In and around Balerno, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What happens if it’s left?
A quick bead over the top of the old sealant can look fine at first, but it won’t bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What else we do in Balerno
Common questions in Balerno
I let a flat near Curriehill station. Can you help?
Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Do you cover smaller places like Balerno?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
Will there be a smell?
Some sealants have a smell while they cure. Ventilation helps.
Can you do several jobs on one visit?
Yes. Just list everything you need and you will get one quote.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Why does sealant fail so quickly in new builds?
New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Both lead to early failure.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
What we do, step by step
We keep the work tidy and contained to the area we are working on, so you can carry on as normal. The job usually takes anything from a few hours to several days, depending on the number of plots, and we explain the cure time before we leave. Outside jobs in Balerno need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- Each joint is checked for movement before work begins.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Mention if the joints have been sealed before
- Let us know about parking restrictions
- Mention any leaks or damp you’ve noticed

Related advice
What affects the quote in Balerno
The price is agreed before any work begins. It takes into account:
- How many rooms, windows or areas are involved
- Whether there’s mould to deal with
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.
What to tell us for a quote
Before you ask for a quote, have a think about:
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- Any previous sealing or DIY work
Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.
DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
