How we handle remedial sealant in Balerno
If a joint has been resealed and is leaking again, it’s worth a proper look. Send pictures when you send an email to info@mrmastic.co.uk, along with when it was last resealed. Typical jobs include dark patches showing through the sealant and over-sealed joints coming away, on shrunken worktop sealant, mouldy bath & shower sealant and leaking tray & enclosure joints.
In and around a place like Balerno, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.
Each job carries a 12-month guarantee, large or small.

Balerno homes and their sealant
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below.
For site and facilities teams at buildings such as Balerno Community High School, we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to St Mungo's Episcopal Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Your questions about remedial sealant in Balerno
Do you work for landlords with property near Curriehill station?
Yes. We work for letting agents and landlords as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Is Balerno in your area for remedial sealant?
Yes. Our work covers the whole of Scotland, and Balerno is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us, and we are fully insured.
Can I choose the sealant colour?
In most cases you can choose. We’ll explain which colours are available.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Can you do several jobs on one visit?
Yes. Just list everything you need and you will get one quote.
Can old silicone be taken off without scratching the tiles?
Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.
Landlord and commercial work in Balerno
We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
What happens on the day
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a typical bath or shower, longer where several layers have been applied. For a place like Balerno, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First we find out how and where the joint has failed.
- Every layer of old sealant is cut and cleaned out.
- We clean the joint, treat any mould and let it dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- We tool the joint and tell you about anything else that needs attention.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints

Related advice
Surface by surface
Over-sealed & botched joints
Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint, then reseal neatly.
Leaking trays & enclosures
A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.
What affects the quote in Balerno
Your quote is based on your job. We take into account:
- How easy the joints are to reach
- The number of rooms or windows
- Working hours on commercial sites
- The size of the job
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Photos by email, if that’s easy
- If someone has resealed it before
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
When something else is needed
We won’t take on work that won’t last, so these are the limits:
- Plumbing leaks behind walls or under trays
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Water damage behind tiles that needs a tiler
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Common problems we fix in Balerno
Joint depth matters. A bead bonded on three sides, or laid too thick, can’t flex, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.
Any of these means the joints need attention:
- Over-sealed joints coming away
- Gaps opening along the back of the worktop
- Black mould underneath the bead
- Movement joints that have split or pulled away
If you let a flat or house near Curriehill station, botched sealant from a previous quick fix is easier to strip out between tenants.
Questions to ask before you book
- Whether the sealant suits the joint
- Which colour the sealant will be
- How long to leave it before use
