About bathroom resealing in EH14

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on wet rooms, kitchen worktops & upstands and shower trays & enclosures, and the jobs we see most are a messy, uneven bead from a previous reseal and water getting behind the bath panel.

You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a couple of hours for a single bath or shower for a typical job.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, normally around 24 hours.

Bathroom resealing across EH14: local notes

EH14 has homes of every age, old and new, with plenty of rented property in places like Shandon, Slateford and Westfield. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

We work across all of Scotland, from the cities to the islands, and EH14 is part of that. Longer journeys are planned in advance, and outdoor work around the weather. Parts of EH14 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are normally the first to need attention.

Slateford: For an older house near a landmark such as St. Cuthbert's Catholic Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Craiglockhart Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Landlords, agents and businesses in EH14

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

Common problems we fix in EH14

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

The problems people generally mention when they call are:

  • A joint torn by a bath that flexes
  • A reseal done over the top of the old bead
  • Water escaping at the shower enclosure
  • Lumpy, uneven sealant from a DIY attempt

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Why deal with it now?

The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early.

Questions to ask before booking

  • What happens if they find a problem under the old sealant
  • How much experience the applicator has
  • Whether they’re fully insured
  • What the quote includes, VAT included or not

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • A tray that rocks until it’s re-bedded
  • Damage behind the tiles that needs a tiler
  • A cracked shower tray or bath (that needs repair or replacement)

EH14 questions

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.

Will there be a smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Can you just seal over the old silicone?

No. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. Every trace of the old bead is removed first.

Can I choose the colour of the sealant?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
