Bathroom resealing around Curriehill
Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For landlords with property near Curriehill station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Currie High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Honest limits
New sealant can’t fix everything, and we will tell you before we start. It will not solve:
- Water getting in through the grout rather than the sealant
- A leaking waste, trap or valve
- Tiles that have come away from the wall
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
Surfaces we seal
- Sinks & splashbacks
- Basins & vanity units
- Kitchen worktops & upstands
- Wet rooms
- Baths
- Shower trays & enclosures
The process
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. The job generally takes half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go. Outside jobs in Curriehill need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Getting ready for the visit
- Move anything stored near the joints
- Mention any parking rules near the property
- For indoor joints, keep the area dry beforehand if you can

What we are called out for in Curriehill
Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.
Common reasons people contact us are:
- Leaking joints on a shower screen
- A reseal done over the top of the old bead
- Leaks into the floor or ceiling below
- A bead that has pulled away from the tiles
Homes close to Currie Kirk include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Comparing quotes
- Who turns up on the day
- Are they insured?
- How long to leave it before use
- What product goes in the joint
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Move toiletries away from the joint
- Keep an eye on the corners, where splits start
- Keep the fan on for a while after bathing
- Dry worktop joints after washing up
Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
Curriehill: your questions answered
Is Curriehill within the area you cover?
Yes. Curriehill is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Curriehill for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Curriehill is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme.
Can I choose the colour of the sealant?
You’re not limited to white: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Can you reseal around my kitchen sink and worktop?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Why act early in Curriehill
Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
