Curriehill External Mastic
We cover Curriehill for sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Damp patches traced to an open external joint
- Joints pointed up with cement by mistake
- Weathered mastic that no longer stretches
DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How we handle external mastic in Curriehill
External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. If you’re dealing with plants rooting in failed movement joints and sealant pulling away from one side of the joint, we can put it right, whatever the surface.
External sealant needs dry surfaces, so outdoor work around Curriehill is planned around the weather. Tell us how to reach each wall, gutter and roofline.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

Landlord and commercial work in Curriehill
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
Why it’s worth doing now in Curriehill
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

How to look after the new joints
Aftercare is simple:
- Keep high-pressure jets off the joints
- Fix overflowing gutters above sealed joints
- Keep soil, plants and ivy away from the joints
- Never let anyone fill a movement joint with mortar
Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.
An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick.
Do you need external mastic in Curriehill?
Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.
The problems people normally mention when they call include:
- Damp patches traced to an open external joint
- Joints where the bead has come unstuck
- Weeds or debris growing in open joints
- Cracked joints where brick meets render or frames
Managing a site like Currie High School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

FAQs for Curriehill
Do you cover smaller places like Curriehill?
Yes. Curriehill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Curriehill station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all.
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
When will the joints need doing again?
It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges.
Why do you put foam in the joint first?
Backing rod controls the sealant depth and keeps it off the back of the joint. That way it bonds to the two sides only and can stretch.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
What sealant work can’t fix
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Loose or hollow render, which needs re-rendering
- Adding movement joints to masonry that has none
- Rising or penetrating damp from elsewhere in the wall
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
Surfaces we seal
- Concrete & block
- Brickwork movement joints
- Façade panels
- Joints between brick and frames
- Render & cladding joints
- Copings & trims
What we do, step by step
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the building, and the area is left clean. For a place like Curriehill, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
How to prepare
- Mention any leaks or damp you’ve noticed
- Plan for the work area to be out of bounds to pets and children
- Mention any parking rules near the property

External mastic in Curriehill: local notes
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. For listed homes and conservation areas, check with the council before changing how windows or walls look.
Rented homes near Curriehill station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. For an older house near a landmark such as Currie Kirk, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
