Need window mastic in Curriehill?

Do you need window mastic in Curriehill?

Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

The most common problems we see are:

  • Cracked or shrunken mastic around the frame
  • Black, perished sealant on frames
  • Gaps where the sill meets the wall
  • Gaps left after new windows were fitted

For site and facilities teams at buildings such as Currie High School, the mastic around its windows and doors needs looking after like any other building’s.

Questions to ask before you book

How to choose a mastic man

Window mastic in Curriehill

There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. We work on aluminium frames, composite doors and timber windows & doors, and the jobs we see most are cracked or shrunken mastic around the frame and rain getting in at the frame or under the sill.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

What we do, step by step

On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before work begins. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. Around Curriehill, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

Advice

How to look after the new joints

So the new joints stay in good condition:

  • Paint up to the joint, not over it
  • Clean frames with a soft cloth and soapy water
  • Air rooms to keep condensation down around windows
  • Walk round the house once a year and look at the joints

Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

What affects the quote in Curriehill

You’ll get a clear quote before any work starts. It takes into account:

  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with
  • The product the joint needs

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Asking for a quote

Before you ask for a quote, have a think about:

  • Whether it has been sealed before
  • The problem you’ve noticed
  • The rough size of the job
  • If it’s domestic, commercial or a hotel

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Penetrating damp from a failed cavity tray or render
  • A failed sealed unit that has misted up
  • Draughts through the window seals rather than the frame

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Do you seal inside as well as outside?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Frames and glazing around Curriehill

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Rented homes near Curriehill station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For an older house near a landmark such as Currie Kirk, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
