FAQs for Greenside
How do repairs to the shared parts of a tenement in Greenside get organised?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not, and we can quote for the factor or the owners directly.
Does living near the coast affect window mastic in Greenside?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.
Does the work come with a guarantee?
Yes. Every job comes with our 12-month guarantee, and we’re ARBOMaster approved applicators.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
About our window mastic in Greenside
Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. Typical jobs include draughty joints inside around the window and leaking joints at the ends of sills, across composite doors, patio & French doors and uPVC windows.
Sash and case windows are a feature of older tenements in all four Scottish cities, and plenty still have them. In Greenside, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.
We stand behind the work with a one-year guarantee.

What we cannot put right
We will not take on work that will not last, so here’s what sealant can’t put right:
- Rotten timber, which needs a joiner first
- Penetrating damp from a failed cavity tray or render
- A sash or casement that will not close properly
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Composite doors
- Aluminium frames
- Window sills
- uPVC windows
- Timber windows & doors
- Patio & French doors
Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Don’t use solvent cleaners on the joint
- Paint up to the joint, not over it
- Look round the frames every year or so
- Wash the frames with mild soapy water
Most silicone sealants won’t take paint, so mention any painting plans before any work starts. There are paintable sealants for joints that need it.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
What happens on the day
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of frames, longer for a whole house. Parking in city streets around Greenside can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit

What the job involves on each surface
Patio & French doors
Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.
Composite doors
An exposed front door gets wind-driven rain. Those corners get the most care.
Signs you need window mastic in Greenside
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, and it lets go sooner than it should.
Signs it’s time to call us include:
- Gaps where the sill meets the wall
- Gaps between the frame and the inside reveal
- White mastic on grey or black frames
- Rushed sealant from a window installation
If you let a flat or house near Edinburgh Waverley station, renewing tired window mastic between tenants heads off draught and damp complaints.

How we quote for window mastic
You will get a clear quote before work begins. It takes into account:
- How many areas need sealing
- The type of sealant required
- Whether the work is at height
- Any working-time requirements on site
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
What we need to know
Before you ask for a quote, have a think about:
- How we’d reach the joints
- Roughly how big the job is
- Where the property is
- What’s wrong with the joints now
For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved.

Windows and doors in Greenside
Greenside is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Homes close to St Cuthbert's Church include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in. Schools such as London Street Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.
