What window mastic looks like in Holyrood
Holyrood is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Letting a property close to Edinburgh Waverley station? Then renewing tired window mastic between tenants heads off draught and damp complaints. Managing a site like Old Royal High School? Then the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as St Cuthbert's Church, the joint between an old wall and a newer frame is usually the first place rain gets in.
Holyrood is about 1 mile north-east of Edinburgh, in Edinburgh. We provide window mastic to homes and businesses in Holyrood and the surrounding area, as part of our work across Edinburgh. Across Edinburgh, we cover 175 places, and Holyrood is one of them.

For a walk, there’s Dunsapie Loch and Salisbury Crags.
Window mastic for homes and businesses in Holyrood
The new joint does not have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. If you’re dealing with gaps between the frame and the inside reveal and rain getting in at the frame or under the sill, we can help.
Sash and case windows are a feature of older tenements in all four Scottish cities, and plenty still have them. Whether you are in a tenement flat or a house in Holyrood, the joint between frame and wall is what keeps the weather out.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What affects the quote in Holyrood
We do not publish a price list, because jobs vary so much. The quote depends on:
- The size of the job
- Which sealant suits the joint
- The old material and how stubborn it is
- Any mould that needs treating
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.
Asking for a quote
To help us quote quickly, please include:
- What’s wrong with the joints now
- The address or postcode of the job
- A few photos by email, if you can
- Whether it has been sealed before
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear quote before we start.

Surface by surface
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.
Window sills
Stone and concrete sills have their own joints, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
The process
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a few frames, or a day or more for a whole house in most cases. Inside a flat in Holyrood, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- Where gaps are deep, backing rod goes in first.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Let us know about stairs, lifts or work at height
- Let us know if you’ve seen damp or leaks

Holyrood: your questions answered
Does the coastal weather in Holyrood affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
How is work on the outside of a tenement in Holyrood usually arranged?
Shared parts of a tenement, such as the roof and outside walls, are generally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.
Do you work for landlords and businesses?
Yes. Domestic, commercial and hotel work are all part of what we do.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Can I add another job to the visit?
Yes. Just list everything you need and you’ll get one quote.
Can new sealant go over the old?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
Can you reach windows above the ground floor?
Yes, as long as they can be reached safely. Tell us about access when you get in touch and we will plan for it.
Do you take out the old sealant first?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Keeping the joints in good condition
So the new joints stay in good condition:
- Keep timber frames painted
- Clean frames with a soft cloth and soapy water
- Don’t aim a pressure washer at the joints
- Paint up to the joint, not over it
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

What we cannot put right
It helps to know what we can’t do too:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Rotten timber, which needs a joiner first
- Penetrating damp from a failed cavity tray or render
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.
