Quotes for window mastic in Slateford

We don’t publish a price list, because no two jobs are the same. What we look at:

  • Working hours on commercial sites
  • The product the joint needs
  • How easy the joints are to reach
  • The number of rooms or windows

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Asking for a quote

To make quoting easier, let us know:

  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel

For window mastic in Slateford, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before work begins.

About our window mastic in Slateford

Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. If you are dealing with hard, cracked sealant around windows and a bead that doesn’t match the frame, we can help, on patio & French doors, uPVC windows and aluminium frames alike.

Slateford is in one of Scotland’s four big cities, where many older buildings are sandstone or granite. Stone needs a sealant that suits it, which generally means a neutral-cure product or a traditional sand mastic rather than an acetoxy silicone.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Landlord and commercial work in Slateford

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from an hour or two to a full day, depending on how many frames there are, and the area is left clean. In a city area like Slateford, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints

How to get a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Clear any debris from frame drain holes
  • Repaint timber before it’s bare
  • Avoid harsh chemicals near the mastic
  • Do not paint over the silicone

A yearly look round the frames is enough. Small splits are simple to catch before they leak.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Common problems we fix in Slateford

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. That is what backing rod is for.

Common reasons people contact us include:

  • Leaking joints at the ends of sills
  • Draughts coming in around windows and doors
  • Cracked or shrunken mastic around the frame
  • Cracked internal joints between frame and plaster

If you live in an older home near St. Cuthbert's Catholic Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Before you book anyone

  • Who turns up on the day
  • Whether all the old sealant comes out first
  • What happens if they find a problem under the old sealant
  • What the quote includes, VAT included or not

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Condensation trapped between the panes
  • Worn gaskets, brush seals or a door that has dropped
  • Damp problems in the wall away from the window

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Composite doors
  • Aluminium frames
  • Window sills
  • Patio & French doors
  • uPVC windows
  • Timber windows & doors

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Slateford questions

How do repairs to the shared parts of a tenement in Slateford get organised?

Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.

I let a flat near Slateford station. Can you help?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Do you cover Slateford?

Yes. We are based in Crawley and work across South East England, London and Scotland, Slateford included.

Do you guarantee window mastic?

Yes, with our one-year guarantee. A yearly look at the joints helps them last.

What does window mastic cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Window mastic in Slateford: local notes

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Letting a property close to Slateford station? Then renewing tired window mastic between tenants heads off draught and damp complaints. Managing a site like Craiglockhart Primary School? Then the mastic around its windows and doors needs looking after like any other building’s.
