Gorgie Window Mastic
Specialist window mastic for Gorgie: careful preparation, the right product and tidy work. Call for a quick quote.
- Sealant in the wrong colour for the frame
- Leaking joints at the ends of sills
- Hard, cracked sealant around windows
How to look after the new joints
A little care helps the new joints last. We recommend:
- Use gentle cleaners on frames and sealant
- Look round the frames every year or so
- Keep jet washers away from the mastic
- Keep paint and stain on wooden frames in good order
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
Window mastic in Gorgie
Homes in Gorgie have every kind of window: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. Typical jobs include cracked internal joints between frame and plaster and whistling draughts around closed windows, across patio & French doors, composite doors and window sills.
In a Scottish city, many flats have windows two, three or four floors up, where failing mastic is easy to miss. For a flat in Gorgie, access is the first thing to plan.

What affects the quote in Gorgie
Call for a quick quote. What matters most is:
- How many areas need sealing
- Working hours on commercial sites
- The type of sealant required
- How much old sealant there is and how hard it is to remove
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
Asking for a quote
To help us quote quickly, please include:
- If someone has resealed it before
- Access, such as stairs, a lift or height
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.
What sealant work cannot fix
We’d rather tell you now than do work that will not last, so these are the limits:
- Condensation trapped between the panes
- Damp problems in the wall away from the window
- Draughts through the window seals rather than the frame
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Should I try it myself first?
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The process
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a morning for a couple of windows and a door. Inside a flat in Gorgie, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Clear the area around the work
- Tell us about any previous sealing or DIY attempts
- Try not to wet indoor joints just before the visit

Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We will tell you which suits your home.
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.
FAQs for Gorgie
Is window mastic in a coastal place like Gorgie any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
I let a flat near Slateford station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Where are you based?
We work from Crawley. Our applicators cover Gorgie, along with the rest of our area.
Do you guarantee window mastic?
Yes, with our one-year guarantee. Keeping drainage clear and checking the joints yearly helps them last.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.
Can resealing stop a draught around my window?
Yes, where the draught is at the frame edge. We check where the draught is before work begins.
Can you do the inside joint as well?
Yes. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
Frames and glazing around Gorgie
Gorgie is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
If you let a flat or house near Slateford station, renewing tired window mastic between tenants heads off draught and damp complaints. Whitefoord House, about 2.6 miles north-east, is one of the historic houses in the wider area around Gorgie. For site and facilities teams at buildings such as Craiglockhart Primary School, its window and door frames need their mastic kept sound, just like a home’s.
