New homes and floors in Gorgie

Gorgie is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

For new homes near Slateford station, it’s worth checking the sealant early, while snags are still fresh. Around Gorgie, as everywhere, new build mastic is only as good as the preparation behind it.

New build mastic for homes and businesses in Gorgie

We never seal over a failed new-build bead. New silicone won’t bond to old silicone, so the joint is cut out, cleaned, dried and resealed. We work on plot handovers, skirting & floors and bathrooms & en suites, and common reasons people get in touch are cracked sealant around new window and door frames and leaking shower tray seals in a new home.

Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. Those joints, and plot mastic for developers, are part of the work we cover in Gorgie.

Big or small, you get the same one-year guarantee.

Questions from Gorgie

Can you help a landlord with a rental near Slateford station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Is new build mastic in Gorgie guaranteed?

All our work, in Gorgie and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can you do plot mastic on a new development?

Yes. We seal plots to the developer’s programme, room by room. Tell us the plots and the joints involved for a clear quote.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do you work through snagging lists?

Yes. Snagging lists are a common starting point for us. We agree the sealant items with you before any work starts.

Can new sealant go on top of the old bead?

No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before we start.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

The process

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from a few hours to several days, depending on the number of plots, depending on how much there is to do. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Gorgie, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. Failed or untidy sealant is cut out completely.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you’re given the cure time.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Tell us if parking is tricky

Related advice

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What the job involves on each surface

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.

Skirting and floors

Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Raise failed sealant with the developer while you are covered
  • Look at the sealant regularly in the first couple of years
  • Keep water off fresh sealant until it has cured
  • Avoid scourers and strong chemicals on sealant

Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak.

What affects the cost of new build mastic

Jobs vary more than people expect. What affects the quote:

  • Working hours on commercial sites
  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • How many areas need sealing

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • A few photos by email, if you can
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • The rough size of the job

We don’t publish a price list. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

When something else is needed

To be straight with you, some problems need a different trade:

  • Cracked trays, tiles or worktops
  • Disputes or warranty claims with your builder
  • Baths and trays that move too much for sealant to cope with

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Why it’s worth doing now in Gorgie

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or isn’t dealt with, we can reseal it properly. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Gorgie, damp can travel a long way before it shows.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
