New-build mastic & snagging in Shandon, Edinburgh
Problem with your new-build sealant joints in Shandon? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Leaking shower tray seals in a new home
- Joints pulling apart as timber shrinks
- Smeared, uneven beads picked up at snagging
When to call us in Shandon
The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.
Keep an eye out for any of the following:
- Cracks appearing as a new home settles
- Messy sealant that spoils new finishes
- Beads laid onto grit and dust from the build
- Sealant work across a run of new homes
Around Shandon, as everywhere, new build mastic is only as good as the preparation behind it.

About our new build mastic in Shandon
Snagging sealant properly means taking the failed bead out completely. New silicone won’t bond to old silicone, so it all comes out before we clean, dry and reseal. If you have untidy sealant flagged on a snagging list and joints pulling apart as timber shrinks, we can help.
New flats and houses are still being built in and around Scotland’s cities, and new-home owners often find sealant snags in the first year or two, in Shandon as anywhere.
Every job comes with a 12-month guarantee.

Your questions about new build mastic in Shandon
What guarantee comes with new build mastic in Shandon?
All our work, in Shandon and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Do you cover Shandon for new build mastic?
Yes. We work across all of Scotland, and Shandon is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.
When is the sealant fully cured?
Different products cure at different speeds, so follow the cure time we give you.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.
What colour sealant will you use?
Most bathroom joints are white or clear, but sealant comes in other colours too. We match the colour to the finish before we begin.
Are you fully insured?
Yes, we are fully insured.
Is it normal for sealant to crack in a new home?
Cracking in the first couple of years is common, because the house is drying and settling. Rushed application on dusty surfaces makes it worse.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints.

- Your warranty claim itself, which is between you and the builder
- A tray or bath that isn’t properly supported, until it’s fixed
- Broken tiles or a split tray

For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
Letting agents and landlords in Shandon can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
Why deal with it now?
A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Resealing promptly protects the new finishes around it. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Shandon, damp can travel a long way before it shows.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Looking after it afterwards
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Ventilate bathrooms well, especially in the first year
- Clean sealant with mild detergent, not abrasives
- Do not seal over failed sealant yourself
- Put sealant faults on your snagging list early
Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it.
If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
How it works
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours in a single home. For a tenement in Shandon, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- We go through the snagging list or plot schedule and agree the joints to do.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Finally, each room is checked and you are given the cure time.
Before we arrive
- Let us know about earlier repairs to the joints
- Mention any sign-in or site rules at work premises
- Let us know about parking restrictions
