New build mastic for Powderhall homes and businesses

About our new build mastic in Powderhall

New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, and sealant applied in a hurry at handover can split. Typical jobs include cracked sealant around new window and door frames and new-build shower sealant that has already split, across bathrooms & en suites, show homes and skirting & floors.

In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. In Powderhall, we cover those floor joints as well as plot mastic for developers.

Every job comes with our one-year guarantee, wherever you are in Edinburgh.

Leave it or put it right?

For developers, getting the sealant right first time saves return visits. Snagging visits for failed sealant cost time on every plot, and they’re avoidable with good preparation. Private landlords in Powderhall must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Why book with us

  • A choice of colours where the product allows
  • Sanitary silicone with an anti-fungal additive in wet areas
  • We leave the area clean and tidy
  • Sealant colour chosen to suit

Common problems we fix in Powderhall

Later trades and the final clean can damage fresh sealant. A bead disturbed before it has cured may never seal properly, and the problem shows up after you move in.

If you can see any of these, it’s time to have the joints looked at:

  • Kitchen sealant that has pulled off the wall
  • Joints pulling apart as timber shrinks
  • Frame joints opening as the plaster dries
  • New-build shower sealant that has already split

Around Powderhall, as everywhere, new build mastic is only as good as the preparation behind it.

Before you book anyone

  • Is the old sealant removed completely?
  • Are they insured?
  • What preparation is included
  • How long to leave it before use

Choosing a sealant specialist

The process

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for most snagging lists, longer for a run of plots. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Powderhall, tell us the floor, how the door entry system works and where we can park nearby.

  1. Each joint is checked for movement before work begins.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

Getting ready for the visit

  • Move anything stored near the joints
  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts

When it is not the sealant

We’d rather tell you now than do work that will not last, so these are the limits:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Structural cracks in walls or ceilings
  • A tray or bath that is not properly supported, until it’s fixed

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Raise failed sealant with the developer while you are covered
  • Wipe joints with warm soapy water
  • Record problems with dated photos
  • Resist patching a failed seal with a tube from the DIY shop

Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing to help keep mould away.

Do not let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you so report it promptly.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

FAQs for Powderhall

Do you work for landlords with property near Edinburgh Waverley station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Is Powderhall in your area for new build mastic?

Yes, Powderhall is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Are you insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

Why does sealant fail so quickly in new builds?

There are normally two causes: movement as the house dries and settles, and sealant laid onto dust without primer. Cutting it out and resealing properly fixes both.

What colour sealant will you use?

Most bathroom joints are white or clear, but sealant comes in other colours too. We choose one to suit the room and agree it with you.

How long does the job take?

A typical job takes a few hours for most snagging lists, longer for a run of plots. We will confirm how long when we quote.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

What affects the cost of new build mastic

For a quick quote, just ask. What matters most is:

  • How much old sealant there is and how hard it is to remove
  • The type of sealant required
  • How many rooms, windows or areas are involved
  • How easy the joints are to reach

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.
