New build mastic near Victoria Park

About our new build mastic in Victoria Park

For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over with a sealant suited to each area. If you have beads laid onto grit and dust from the build and leaking shower tray seals in a new home, we can help.

In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. In Victoria Park, we cover those floor joints as well as plot mastic for developers.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A tray or bath that is not properly supported, until it’s fixed
  • Disputes or warranty claims with your builder
  • Cracked trays, tiles or worktops

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we seal

  • Bathrooms & en suites
  • Show homes
  • Windows & doors
  • Plot handovers
  • Skirting & floors
  • Kitchens

Common problems we fix in Victoria Park

Baths and trays settle under load once the home is lived in. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and can tear.

It’s worth asking for a quote if you see:

  • Gaps behind new kitchen upstands
  • Gaps opening as the house dries out and settles
  • Cracked sealant around new window and door frames
  • Messy sealant that spoils new finishes

In and around Victoria Park, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • How the colour is chosen
  • Which sealant they’ll use, and why
  • What happens if they find a problem under the old sealant
  • How the surfaces are prepared before sealing

Our hiring checklist

Quotes for new build mastic in Victoria Park

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • The size of the job

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • Photos by email, if that is easy
  • What’s wrong with the joints now

Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand.

Leave it or put it right?

Sealant done properly at handover means fewer callbacks. Snagging visits for failed sealant cost time on every plot. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Victoria Park, damp can travel a long way before it shows.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

Why book with us

  • Quality sealants from Arbo and Everbuild
  • We never seal over old sealant
  • ARBOMaster approved applicator
  • A sealant colour to suit the surroundings

How it works

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on the number of plots. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Victoria Park, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First we work through your snagging list or plot schedule with you.
  2. We cut out every bit of the failed or messy sealant.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Each area is checked and left with its cure time.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work
  • Mention any sign-in or site rules at work premises

Advice

Your questions about new build mastic in Victoria Park

Is new build mastic in Victoria Park guaranteed?

All our work, in Victoria Park and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we will quote it together.

Why has my new-build shower seal failed already?

There are normally two causes: the house moving as it dries, and sealant that never bonded properly. A proper reseal deals with both.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Are you insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Will you just run a new bead over the existing one?

No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before any work starts.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Keep water off fresh sealant until it has cured
  • Keep photos and emails about snagging items
  • Avoid running a DIY bead over the old one
  • Clean sealant with mild detergent, not abrasives

Do not stand on the bath edge or the lip of the tray. If a bath or tray moves when you stand in it, get it looked at.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.
