Our bathroom resealing service in EH5

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on basins & vanity units, kitchen worktops & upstands and baths, and common reasons people get in touch are smears of silicone across the tiles and black spots spreading through the bead.

On the day, we start by going over the job with you. Surfaces next to the work are protected before any work starts. The work usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Around Trinity

In Trinity, that means homes and buildings near Trinity Academy, Drummond Community High School and Newhaven Parish Church and the streets around them. Also close by are Stockbridge public library (1.3 miles south), Starbank Arms (under half a mile north) and Starbank Park (within half a mile north). Trinity’s nearest station is Edinburgh Waverley station, about 1.8 miles south of the centre. A little further out are Leith Hospital (0.9 miles east) and Newhaven Heritage Museum (under half a mile north-east). Open spaces near Trinity include Salisbury Crags and The New Leaf Co-op.

Bathroom resealing across EH5: local notes

Across EH5, from Leith, Bonnington and North Leith outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across EH5. Along the coast in EH5, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.

Trinity: If you live in an older home near Newhaven Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Edinburgh Waverley station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Different surfaces, different methods

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Landlord and commercial work in EH5

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Why it fails

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

These are the problems we are asked about most:

  • Black spots spreading through the bead
  • Leaks into the floor or ceiling below
  • New sealant laid over old sealant that is now lifting
  • Gaps where the bath or tray has moved

When something else is needed

Before you book, it’s worth knowing the limits:

  • Loose or hollow tiles, or failed tanking behind them
  • Water coming from the plumbing rather than the joint
  • A cracked shower tray or bath (that needs repair or replacement)

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

EH5 questions

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

What does bathroom resealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Do you guarantee your resealing?

Yes. All our work comes with a 12-month guarantee.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

Do you cover EH5?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, EH5 included.
