New build mastic in Trinity
Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly instead of bonding to the dust. Typical jobs include sealant that never bonded to the surface and cracked caulk along new skirting, across windows & doors, show homes and plot handovers.
Older tenement flats usually have timber floors on joists, so skirting joints open and close through the year. In Trinity, a flexible sealant suits those joints better than filler.
A one-year guarantee comes as standard, so you’re covered after we’ve gone.

The process
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work starts. The work usually takes a few hours in a single home. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Trinity, tell us the floor, how the door entry system works and where we can park nearby.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Mention if the joints have been sealed before
- Try not to wet indoor joints just before the visit

Advice
New build mastic around Trinity
Trinity is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
If you’ve bought a new home near Edinburgh Waverley station, the sealant around baths, showers and frames is worth checking in the first year or two.

Do you need new build mastic in Trinity?
Baths and trays settle under load once the home is lived in. A bath sealed empty drops slightly when filled, straining the joint.
It’s worth asking for a quote if you see:
- New-build shower sealant that has already split
- Kitchen sealant that has pulled off the wall
- Untidy sealant flagged on a snagging list
- Joints pulling apart as timber shrinks
Around Trinity, as everywhere, new build mastic is only as good as the preparation behind it.
What to look for in a quote
- When the joint can take water or movement
- What happens if the job turns out different
- Is the old sealant removed completely?
- What insurance they hold
What happens if it’s left?
Sealant done properly at handover means fewer callbacks. Snagging visits for failed sealant cost time on every plot, and they’re avoidable with good preparation. For landlords in Trinity, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we cannot put right
Sealant is not the answer to every problem, and we’ll tell you before we start. It will not solve:
- Leaks from pipes, valves or wastes, which need a plumber
- Structural cracks in walls or ceilings
- Disputes or warranty claims with your builder
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Skirting & floors
- Show homes
- Windows & doors
- Kitchens
- Bathrooms & en suites
- Plot handovers
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Keep water off fresh sealant until it has cured
- Resist patching a failed seal with a tube from the DIY shop
- Clean sealant with mild detergent, not abrasives
- Photograph failed sealant before it’s redone
Do not stand on the bath edge or the lip of the tray. Report any movement in a bath or tray.
Early snagging is easier snagging. Left alone, a small crack can become a leak over time.

Questions from Trinity
Can you do new build mastic in Trinity?
Yes, Trinity is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.
Is new build mastic in Trinity guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
When is the best time to reseal in a new build?
It depends on whether water is getting through. A leaking shower or bath seal should be redone right away, but cosmetic gaps can wait for movement to slow.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Where is Mr Mastic based?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
What colour sealant will you use?
That depends on what the joint meets: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We agree the colour before any work starts.
I rent my home. Can I book you?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Why has my new-build shower seal failed already?
There are normally two causes: the house moving as it dries, and sealant that never bonded properly. A proper reseal deals with both.
