Your questions about regrouting in Trinity
I let a flat near Edinburgh Waverley station. Can you help?
Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Do you work in hotels near Trinity?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Are you insured?
Yes. We’re fully insured.
Do you cover Trinity?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Trinity included.
How much does regrouting cost in Trinity?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.
Do you regrout part of a bathroom, like the shower?
Yes. A lot of our jobs are only the shower, or just the joints that have failed.
Do you remove the old sealant?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
Regrouting in Trinity
Before work begins, the tiles are checked. If any tiles are loose or sound hollow, we tell you, since new grout can’t fix a problem underneath. With sound tiles, regrouting is a tidy, lasting improvement. We work on bathroom floors, tiled floors and bathroom wall tiles, and the jobs we see most are crumbling grout between the tiles and a grout colour that no longer suits the room.
Trinity is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, which is hard on sealant and grout.
Our work is backed for twelve months.

How the visit works
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours, or longer for a fully tiled room, including the tidy-up. For a tenement in Trinity, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
How to prepare
- Keep children and pets away from the work area
- On commercial sites, let us know about site rules
- Move anything stored near the joints

Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Wipe water off the walls when you are done
- Keep the fan on after showering
- Avoid neat bleach and strong acid descalers on grout
- Look at the sealant in the corners now and then
Use a gentle cleaner on the grout and a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.
Cracked grout doesn’t stay cracked for long. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
Regrouting around Trinity
Trinity is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below.
Letting a property close to Edinburgh Waverley station? Then stained grout drags a rental down, and regrouting between lets puts that right. In the older streets around Newhaven Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

How we quote for regrouting
Your quote is based on your job. We look at:
- Whether there’s mould to deal with
- Which sealant suits the joint
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
There’s no need for technical detail. It helps if you can tell us:
- Any access issues, like height or stairs
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
- Roughly how big the job is
Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job.
Leave it or put it right?
If tiles are loose, regrouting alone isn’t the answer. We point that out first so you know what’s involved. Where the tiles are sound, regrouting is far less disruptive than retiling. Wind-driven rain gets into any failed joint on the outside of a city building, and in Trinity, damp can spread through stone and plaster before anyone sees it.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Different surfaces, different methods
Bathroom wall tiles
Walls outside the shower get less water but still stain and crack. New grout freshens them up.
Corners and edges
Internal corners move, so they get silicone, not grout.

Common problems we fix in Trinity
Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly tends to wash out early.
People usually contact us after spotting one of these:
- Splashback grout that has darkened
- Discoloured grout on otherwise sound tiles
- Grout in corners that has cracked
- Shower grout that has worn away
Managing a site like Trinity Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
