Regrouting for homes and businesses in Sciennes

We take the old grout out to a consistent depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. Typical jobs include dirty, worn grout on a tiled floor and corners filled with grout instead of silicone, across shower walls, wet rooms and kitchen splashbacks.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

You get a 12-month guarantee, the same in Sciennes as everywhere else we work.

Mr Mastic applicator sealing the vertical joint between a glass shower screen and tiled wall

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

How the job changes by surface

Shower walls

Most regrouting jobs include a shower. Cracked or missing grout here lets water behind the tiles.

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can do part of a wall or all of it.

Sciennes: your questions answered

Do you work for landlords with property near Edinburgh Waverley station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

I’m in a tenement in Sciennes. Could worn sealant affect the flat downstairs?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

Do you reseal at the same time?

We normally do. Fresh grout next to old, mouldy silicone would look odd and could still leak.

Is the work guaranteed?

All our work carries a one-year guarantee.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.

Can you do several jobs on one visit?

Yes. Just list everything you need and we will quote it together.

What does regrouting cost?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

When something else is needed

In fairness, some problems need a different trade:

  • Water coming from plumbing rather than grout
  • Movement in a stud wall or floor
  • Failed tanking or waterproofing under the tiles

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

  • Wet rooms
  • Shower walls
  • Bathroom floors
  • Bathroom wall tiles
  • Kitchen splashbacks

What affects the cost of regrouting

There’s no set price list. What we look at:

  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • The number and length of the joints
  • The product the joint needs

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

Asking for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
  • The type of property
  • Where the job is, and your postcode

Every job is quoted individually. Just email us at info@mrmastic.co.uk with the details.

Sciennes homes and their sealant

Sciennes is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Sciennes. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For an older house near a landmark such as St Catherine's Argyle Church, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Edinburgh Waverley station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you look after a building such as Sciennes Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

The process

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a few hours for a shower enclosure, longer for a whole room in most cases. Parking in city streets around Sciennes can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

How to prepare

  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property

Advice

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Rinse soap off the tiles after each shower
  • Use a squeegee on the tiles after showering
  • Keep the fan on after showering
  • Clean grout with a mild bathroom cleaner

If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and lets water in.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout while the tiles are still sound.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
