How regrouting works in Edinburgh
Changing the grout colour is a simple way to update tiles. You might go from white to grey, or the other way round. Just mention the colour you’d like when you send an email to info@mrmastic.co.uk. We work on wet rooms, shower walls and kitchen splashbacks, and the jobs we see most are grout that’s cracking and breaking up and greasy, stained grout behind the hob.
You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes anything from a few hours to a full day, depending on the area for a typical job.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
How we quote
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why book with us
- Quality sealants from Arbo and Everbuild
- Old sealant always removed completely

Around Edinburgh
We work in homes and buildings around Signet Library, Bennets Bar and St Cuthbert's Church, among other places. Nearby too are Edinburgh School of Architecture and Landscape Architecture (less than half a mile east), Tollcross Primary School (under half a mile south), Bruntsfield Links (less than half a mile south-east) and Boroughmuir High School (within half a mile south). The closest station to Edinburgh is Haymarket station, about 0.5 miles west. A little further out are Museum of Fire (under half a mile north-east) and Princess Alexandra Eye Pavilion (under half a mile east). Not far away are Salisbury Crags and Dunsapie Loch.
Where we work in Edinburgh
Across Edinburgh, from Leith, Bonnington and Greenside outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in Edinburgh are chosen with that in mind. Coastal guest houses and holiday lets in Edinburgh can see heavy use in busy months, which is hard on sealant and grout, and the weather is hard on the outside too.
Edinburgh: If you live in an older home near St Cuthbert's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like Tollcross Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Different surfaces, different methods
Bathroom wall tiles
Tiles away from the shower stay drier but still stain and crack. New grout freshens them up.
Corners and edges
Edges are resealed while we’re there, so the whole area is finished together.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Leave it or put it right?
New grout smeared over the old does not bond well. A thin skin on top tends to break off, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly.
What your quote should include
- Are they insured?
- Which colour the sealant will be
- Is the old sealant removed completely?
- What guarantee comes with the work
Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Keep an eye on the silicone along the edges
- Give the walls a quick rinse after use
- Keep harsh bleach and acid cleaners off the grout
- Clean grout with a mild bathroom cleaner
Leave the area unused for as long as we advise, so it can harden properly. From then on, a quick rinse after showering helps and keep the room ventilated.
Leaving failed grout can mean tiles come loose. By then, new grout alone is not enough, so it’s worth acting early.
What affects the cost of regrouting
The price is agreed before any work begins. It takes into account:
- How much old sealant there is and how hard it is to remove
- Mould in or behind the old joints
- Whether the work is at height
- The number and length of the joints
Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- What’s wrong with the joints now
- The type of property
- Pictures of the joints, sent by email
- How many joints, rooms or windows are involved
We quote each job on its own, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details.
Your questions about regrouting in Edinburgh
Can landlords and businesses book you?
Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.
How long does the job take?
Most jobs take anything from a few hours to a full day, depending on the area. Your quote will say how long we expect yours to take.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
What goes in the corners, grout or silicone?
We use silicone in corners and along edges. Grout in a moving joint soon cracks.
Will regrouting fix loose tiles?
Tiles that have come away need sorting first. We’ll point them out before any grout comes out.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.
