Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Use a soft brush rather than a wire one
  • Don’t ignore a tile that feels loose
  • Run the extractor fan during and after a shower
  • Rinse the tiles after showering

Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.

Regrouting in Warriston, done properly

We work across Warriston, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. We work on bathroom wall tiles, shower walls and kitchen splashbacks, and the jobs we see most are kitchen splashback grout stained by grease and grout washed out of a shower.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that is as true in Warriston as anywhere in the city.

There’s a 12-month guarantee on every job, whatever its size.

What we can’t put right

To be straight with you, some problems need a different trade:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Tiles that are chipped or split
  • Failed tanking or waterproofing under the tiles

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Bathroom floors
  • Shower walls
  • Tiled floors
  • Kitchen splashbacks
  • Wet rooms
  • Bathroom wall tiles

Common questions in Warriston

Could a leaking bath seal in my Warriston flat reach the neighbours below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, we work for landlords and agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

How long does the job take?

Most jobs take anything from a few hours to a full day, depending on the area, including the preparation. We’ll confirm how long when we quote.

What if some of my tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Grout on its own won’t fix that and we will say so before going ahead.

Signs you need regrouting in Warriston

Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down over time, leaving the joints sunken and rough.

Keep an eye out for these signs:

  • Corners filled with grout instead of silicone
  • Cracked or crumbling grout lines
  • Good tiles let down by tired grout
  • Greasy, stained grout behind the hob

If you look after a building such as Drummond Community High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • Which sealant they’ll use, and why
  • What preparation is included
  • What insurance they hold
  • Who does the work, and how experienced they are

Our hiring checklist

How it works

On the day, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take a few hours, or longer for a fully tiled room. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Warriston, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can

Advice

Different surfaces, different methods

Shower walls

Shower walls get wet every day, so grout there works hardest. It usually fails first.

Corners and edges

Corners flex as the building moves, so they get silicone, not grout.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Bathrooms and kitchens in Warriston

Warriston is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. There are hotels and other places to stay in and around Warriston. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Homes close to St Serf's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Edinburgh Waverley station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.
