Regrouting in Inverleith, Edinburgh
Tiled areas in Inverleith need attention? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Grout in a colour the owner wants to change
- Dirty, worn grout on a tiled floor
- Grout that’s cracking and breaking up
About our regrouting in Inverleith
We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, since new grout can’t fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. We work on wet rooms, bathroom floors and bathroom wall tiles, and the jobs we see most are gaps where the shower grout has gone and kitchen splashback grout stained by grease.
Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that’s as true in Inverleith as anywhere in the city.
There’s a 12-month guarantee on every job, large or small.

What regrouting looks like in Inverleith
Inverleith is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below.
Rented homes near Edinburgh Waverley station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you look after a building such as Broughton High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Common questions in Inverleith
I let a flat near Edinburgh Waverley station. Can you help?
Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Can a failed shower seal in a tenement flat in Inverleith leak into the flat below?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Is the work guaranteed?
You get our 12-month guarantee on every job. We are also fully insured.
Do you reseal at the same time?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so we renew both and it’s all in the quote.
Can you quote for more than one area?
Yes. Just list everything you need and we will quote it together.
Where are you based?
We work from Crawley. Our applicators cover Inverleith, along with the rest of our area.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.
How the visit works
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. It normally takes a few hours for a shower enclosure, longer for a whole room. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Inverleith, it helps to know the floor, the door entry arrangements and the nearest parking.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
How to prepare
- Tell us if parking is tricky
- Let us know if you’ve seen damp or leaks
- Mention if the joints have been sealed before

Advice
Leave it or put it right?
New grout smeared over the old doesn’t bond well. A thin skin on top tends to break off, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. For landlords in Inverleith, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Check the corner silicone every few months
- Wipe or squeegee the shower walls
- Give the walls a quick rinse after use
- Keep harsh bleach and acid cleaners off the grout
Give the new grout the time we tell you before using the shower, so it cures fully. From then on, a quick rinse after showering helps and let the room air.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

What we’re called out for in Inverleith
Most grout is porous, so water, soap and grime soak into it. Given time, it discolours and begins to break down and showers that get daily use suffer most.
If you can see any of these, it’s time to have the joints looked at:
- Grout that makes sound tiles look old
- Stained grout that cleaning will not shift
- Cracked or crumbling grout lines
- Shower grout that has worn away
In the older streets around Inverleith Parish Church, walls and floors in older homes can move, and sealant and grout show it first.
What your quote should include
- What the quote includes, VAT included or not
- The length of the guarantee
- Which sealant they’ll use, and why
- Who does the work, and how experienced they are

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
How we quote for regrouting
Jobs vary more than people expect. The main factors:
- The old material and how stubborn it is
- Whether there’s mould to deal with
- The type of sealant required
- The number of rooms or windows
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- A few pictures by email, if you can
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
- What the problem is, such as mould, gaps, leaks or cracking

What the job involves on each surface
Kitchen splashbacks
The grout by the hob and sink takes most of the mess. We regroute and reseal the worktop joint.
Corners and edges
Edges are resealed while we are there, so everything is renewed at once.
