Bathroom resealing in EH4: how it works
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We’re often asked to deal with water getting behind the bath panel and two layers of silicone, both failing, on baths, kitchen worktops & upstands and basins & vanity units.
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job usually takes a morning or an afternoon for most single baths and showers.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
What affects the price in EH4

Bathroom resealing across EH4: local notes
From Silvermills, West End and Stockbridge to its smaller places, homes across EH4 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Scottish weather is hard on outside joints, especially in the wetter west. That shapes the choice of sealant for jobs across EH4. Coastal guest houses and holiday lets in EH4 can see heavy use in busy months, which is hard on sealant and grout, and the weather is hard on the outside too.
Edinburgh: For site and facilities teams at buildings such as Tollcross Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Haymarket station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What affects the quote in EH4
Your quote is based on your job. We take into account:
- Whether the work is at height
- Whether there’s mould to deal with
- How much old sealant there is and how hard it is to remove
- How much there is to do
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- If someone has resealed it before
- What the problem is, such as mould, gaps, leaks or cracking
- Pictures of the joints, sent by email
- The rough size of the job
If you are in EH4 and need bathroom resealing, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.
Different surfaces, different methods
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
Signs you need bathroom resealing
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
Common reasons people contact us are:
- Shrunken sealant along the back of a worktop
- Black spots spreading through the bead
- Damp behind the bath or under the tray
- Leaking joints on a shower screen
Leave it or put it right?
A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it.
Questions to ask before booking
- What the quote includes, VAT included or not
- Whether all the old sealant comes out first
- What guarantee comes with the work
- How hidden problems are handled
Honest limits
In fairness, there are a few things sealant won’t fix:
- A bath or tray that moves because it is not properly supported
- A cracked shower tray or bath (that needs repair or replacement)
- Water getting in through the grout rather than the sealant
EH4 questions
Do you work for hotels and businesses?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
My sealant has gone black. Can you sort it?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
How long does the new silicone need before I use the shower?
Generally after around 24 hours. We’ll tell you the cure time for the product we used.
