About our bathroom resealing in Blackhall
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Blackhall. We’re fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. If you have damp behind the bath or under the tray and failed sealant on the screen profile, we can help, whatever the surface.
In Scotland’s cities, including the area around Blackhall, many older flats had their bathrooms added into small rooms later on. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.
Every job comes with a one-year guarantee.

When something else is needed
Sealant isn’t the answer to every problem, and we will tell you before we start. It will not solve:
- A tray that rocks until it’s re-bedded
- A tray or bath that’s cracked through
- A leaking waste, trap or valve
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.
Surfaces we seal
- Baths
- Sinks & splashbacks
- Wet rooms
- Shower trays & enclosures
- Kitchen worktops & upstands
- Basins & vanity units
How to look after the new joints
So the new joints stay in good condition:
- Stick to a soft cloth and a mild cleaner
- Don’t let bottles sit on the bead
- Do not leave water standing on kitchen joints
- Wipe the sealant dry after showering
Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just email us at info@mrmastic.co.uk.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Different surfaces, different methods
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
Why act early in Blackhall
You don’t need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes. If something else is wrong, we will tell you. In a tenement flat in Blackhall, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
What you pay reflects the work, not guesswork. That is why we ask a few questions first and give you a clear quote before we start.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Do you work for landlords with property near Haymarket station?
Yes. We work for landlords and letting agents as well as householders. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Do you work in hotels near Blackhall?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
How long will the resealing take?
Allow a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You will know how long to expect before we start.
Do you reseal kitchen worktops and sinks too?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
Do you hold any approvals?

Is the work guaranteed?
Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we’re using.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Bathrooms and kitchens in Blackhall
Blackhall is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Blackhall has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
In the older streets around St Columba's Parish Church, walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Haymarket station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For site and facilities teams at buildings such as The Mary Erskine School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How it works
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Blackhall, it helps to know the floor, the door entry arrangements and the nearest parking.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
