How bathroom resealing works in Edinburgh
It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Common call-outs are for leaking joints on a shower screen and a bead that has pulled away from the tiles, across basins & vanity units, kitchen worktops & upstands and wet rooms.
We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job generally takes around two hours for one bath or shower, longer for a whole bathroom.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
How we quote
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
Why book with us
- A sealant colour to suit the surroundings
- We agree the colour with you first
- One-year guarantee on every job

Bathroom resealing across Edinburgh: local notes
Edinburgh has homes of every age, old and new, and in places like Leith, Bonnington and Greenside there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. Edinburgh is part of the area we cover across Scotland. Along the coast in Edinburgh, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.
Edinburgh: For landlords with property near Haymarket station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Tollcross Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Why act early?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect.
What your quote should include
- How long to leave it before use
- Who turns up on the day
- What happens if they find a problem under the old sealant
- How the colour is chosen
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Use gentle cleaners on the silicone
- Let new sealant cure fully before it gets wet
- Never pick at the silicone with a blade
- Keep the fan on for a while after bathing
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally won’t remove it. Replacing the sealant early keeps the job small.
Quotes for bathroom resealing in Edinburgh
We quote each job individually. These are the things that affect it:
- The number and length of the joints
- Mould in or behind the old joints
- The number of rooms or windows
- Whether old sealant or filler has to be cut out
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
What to tell us when you ask for a quote:
- Any access issues, like height or stairs
- How many joints, rooms or windows are involved
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
Getting a quote is simple: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we’ll take it from there.
How the job changes by surface
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.
What we are called out for in Edinburgh
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
Look out for any of the following:
- Damp behind the bath or under the tray
- Splits where the tray meets the wall
- Sealant that has split, shrunk or peeled away
- Water getting behind the kitchen upstand
Edinburgh: your questions answered
Do you work for landlords and businesses?
Yes. As well as householders, we work for landlords, agents, businesses and hotels in Edinburgh.

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
Do you guarantee your resealing?
Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Can I add another job to the visit?
Yes, we can. More than one area can go on one quote.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
