About our bathroom resealing in New Town
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on wet rooms, sinks & splashbacks and shower trays & enclosures, and common reasons people get in touch are water escaping at the shower enclosure and a bead that has pulled away from the tiles.
New Town is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, which is hard on sealant and grout.
All of our work is guaranteed for twelve months.

What sealant work can’t fix
Before booking, it’s worth knowing the limits:
- A bath or tray that moves because it isn’t properly supported
- Damage behind the tiles that needs a tiler
- Cracks in the tray itself rather than the joint
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Don’t let bottles sit on the bead
- Open a window or run the fan so the room dries
- Wipe the sealant dry after showering
- Never pick at the silicone with a blade
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just drop us a line at info@mrmastic.co.uk.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it. Catching it early keeps it a simple reseal.
New Town questions
Can you help a landlord with a rental near Edinburgh Waverley station?
Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Do you take on hotel work around New Town?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few photos.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you have insurance?
Yes. Full insurance covers our work.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.
Will there be a smell?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
What happens on the day
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning or an afternoon for most single baths and showers, and the area is left clean. Parking in city streets around New Town can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- Keep pets and children clear of the area while we work
- On commercial sites, let us know about site rules
- Let us know about earlier repairs to the joints

Bathroom resealing in New Town: local notes
New Town is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
If you live in an older home near St Andrew's and St George's West Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as London Street Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Edinburgh Waverley station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Why deal with it now?
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. In a tenement flat in New Town, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
