Bathroom resealing for homes and businesses in Southhouse

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures, and people most often call us about smears of silicone across the tiles and cracked, shrunken or lifting silicone.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Let new sealant cure fully before it gets wet
  • Avoid abrasive pads on the sealant
  • Dry worktop joints after washing up
  • Do not let bottles sit on the bead

Keep water off the new bead until it has cured, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Southhouse: your questions answered

Can you do bathroom resealing in Southhouse?

Yes, Southhouse is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Could a leaking bath seal in my Southhouse flat reach the neighbours below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Southhouse homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below.

Letting a property close to Shawfair station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Landlord and commercial work in Southhouse

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Different surfaces, different methods

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

Honest limits

It helps to know what we can’t do too:

  • Water getting in through the grout rather than the sealant
  • A cracked shower tray or bath (that needs repair or replacement)
  • A bath or tray that moves because it is not properly supported

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Wet rooms
  • Sinks & splashbacks

Common problems we fix in Southhouse

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Most people get in touch after spotting something like this:

  • A messy, uneven bead from a previous reseal
  • Leaks into the floor or ceiling below
  • Gaps between the worktop and the wall
  • New sealant laid over old sealant that is now lifting

Managing a site like Gracemount High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • When the joint can take water or movement
  • Which colour the sealant will be
  • Whether VAT is included
  • Whether they seal over old material or remove it

Our hiring checklist

What we do, step by step

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a couple of hours for a single bath or shower, and we tell you how long to leave it before we go. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Southhouse, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions
