Bathroom resealing in EH17: how it works
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We are often asked to deal with leaking joints on a shower screen and a messy, uneven bead from a previous reseal, on basins & vanity units, kitchen worktops & upstands and wet rooms.
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What affects the price in EH17

Around Southhouse
In Southhouse, that means homes and buildings near Edinburgh, Gracemount High School and Liberton Parish Church, among other places. Southhouse’s nearest station is Shawfair station, roughly 2.8 miles north-east of the centre. A little further out are Liberton Hospital (0.6 miles north) and Cameron Toll Shopping Centre (1.8 miles north). Open spaces near Southhouse include Blackford Hill and Duddingston Loch.
Bathroom resealing across EH17: local notes
In EH17, bathroom resealing takes in flats, houses, rentals and businesses, from Southhouse, Gilmerton and Gracemount to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in EH17 are chosen with that in mind. Along the coast in EH17, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.
Southhouse: Schools such as Gracemount High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Shawfair station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Why act early?
You don’t need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you’ll hear it from us.
What your quote should include
- How long the guarantee is
- How the joint is cleaned and prepared
- Is the old sealant removed completely?
- What the cure time is
Common problems we fix in EH17
No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.
The most common problems we see are:
- Black spots spreading through the bead
- Smears of silicone across the tiles
- Water escaping at the shower enclosure
- Two layers of silicone, both failing
Surface by surface
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.
What affects the quote in EH17
We don’t publish a price list. What we look at:
- The number and length of the joints
- Whether old sealant or filler has to be cut out
- Any working-time requirements on site
- The type of sealant required
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- The type of property
- Any access issues, like height or stairs
- The address or postcode of the job
- The problem you’ve noticed
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
EH17: your questions answered
Can I choose the colour of the sealant?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Do you do kitchens as well as bathrooms?
Yes. Next to the sink we use a food-safe product where it’s needed.
How long does it take to reseal a bath or shower?
Allow half a day or less for one room, longer when the kitchen is included. You will know how long to expect before work begins.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Do you work for letting agents?
Yes, regularly. We can quote for several properties at once.
Will there be a smell?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
