Bathroom resealing in EH24: how it works
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include black mould in the silicone that won’t clean off and smears of silicone across the tiles, across basins & vanity units, wet rooms and sinks & splashbacks.
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take around two hours for one bath or shower, longer for a whole bathroom.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
How we quote
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Bathroom resealing across EH24: local notes
Our bathroom resealing work across EH24 covers homes, rentals and businesses, from Rosewell and Polton to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including EH24.
Rosewell: Letting a property close to Newtongrange station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Rosewell Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Leave it or put it right?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.
What your quote should include
- Whether they seal over old material or remove it
- What insurance they hold
- What the quote includes, VAT included or not
- Whether the sealant suits the joint
How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Don’t let bottles sit on the bead
- Keep the fan on for a while after bathing
- Never pick at the silicone with a blade
- Dry worktop joints after washing up
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Honest limits
In fairness, some problems need a different trade:
- Movement from a bath with loose feet or no proper support
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Damage behind the tiles that needs a tiler
How we quote for bathroom resealing
We don’t publish a price list, because jobs vary so much. The quote depends on:
- Which sealant suits the joint
- The old material and how stubborn it is
- The amount of work
- The number of rooms or windows
Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- How we’d reach the joints
- Any previous sealing or DIY work
- Roughly how big the job is
- The type of property
Every job is quoted individually, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job, and photos are welcome.
Common problems we fix in EH24
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
Look out for any of the following:
- A reseal done over the top of the old bead
- Sealant that has split, shrunk or peeled away
- Splits where the tray meets the wall
- Damp behind the bath or under the tray
EH24: your questions answered
Do you work for landlords and businesses?
Yes. We work for householders, landlords, letting agents, businesses and hotels across Midlothian.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Can I choose the colour of the sealant?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Do you do kitchens as well as bathrooms?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
My sealant has gone black. Can you sort it?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Where do you work from?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
