Bathroom resealing in EH25: how it works
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across EH25. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on basins & vanity units, sinks & splashbacks and baths, and people most often call us about cracked, shrunken or lifting silicone and a messy, uneven bead from a previous reseal.
We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
How we quote

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including EH25.
Roslin: If you look after a building such as Lasswade High School Centre, we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Eskbank station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What sealant work can’t fix
We will always be straight with you, so here’s what new sealant will not do:
- Cracks in the tray itself rather than the joint
- A leaking waste, trap or valve
- Loose or hollow tiles, or failed tanking behind them
How the job changes by surface
Baths
Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What we are called out for in EH25
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
Common reasons people contact us include:
- Water getting behind the kitchen upstand
- Black mould in the silicone that won’t clean off
- Water escaping at the shower enclosure
- Water getting behind the bath panel
Questions from EH25
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Where are you based?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Can new silicone go straight over the old?
No, never. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
