About our bathroom resealing in Bilston
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. If you have black mould in the silicone that won’t clean off and cracked, shrunken or lifting silicone, we can help.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Whatever the size of the job, you get the same one-year guarantee in Bilston and across Midlothian.

FAQs for Bilston
Can you do bathroom resealing in Bilston?
Yes, Bilston is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Do you cover smaller places like Bilston?
Yes, Bilston is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you guarantee your resealing?
Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.
How long does a bath or shower reseal take?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Do the sealants smell?
Some sealants have a smell while they cure. Opening a window helps.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
What we cannot put right
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Water getting in through the grout rather than the sealant
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.
Surfaces we seal
- Kitchen worktops & upstands
- Basins & vanity units
- Sinks & splashbacks
- Wet rooms
- Baths
- Shower trays & enclosures
How it works
You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a morning or an afternoon for most single baths and showers in most cases. Somewhere like Bilston may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work
How to get a quote
We quote each job on its own, so start by telling us what you need. Just email us at info@mrmastic.co.uk with the details and send pictures if you have them.

How we quote for bathroom resealing
For a quick quote, just ask. The main things that affect it are:
- How many rooms, windows or areas are involved
- Working hours on commercial sites
- Whether the work is at height
- The product the joint needs
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Asking for a quote
When you contact us, it’s useful to know:
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- Photos by email, if that’s easy
- What’s wrong with the joints now
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Bilston homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you let a flat or house near Eskbank station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Work for landlords, hotels and businesses
Landlords and agents in Bilston can book us as well as householders. Resealing between tenancies keeps a property looking cared for.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
What we are called out for in Bilston
The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
People normally contact us after spotting something like this:
- Cracked, shrunken or lifting silicone
- Leaks into the floor or ceiling below
- A reseal done over the top of the old bead
- Black mould in the silicone that won’t clean off
Around Bilston, as everywhere, bathroom resealing is only as good as the preparation behind it.
Questions to ask before you book
- Whether the sealant suits the joint
- What insurance they hold
- How the joint is cleaned and prepared
- Who does the work, and how experienced they are

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Give the silicone its full cure time
- Open a window or run the fan so the room dries
- Check the joints every few months for splits or lifting
- Keep bottles off the sealant line
Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
