Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Wipe up water along the back of the worktop
  • Stick to a soft cloth and a mild cleaner
  • Keep bottles off the sealant line
  • Avoid abrasive pads on the sealant

Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

About our bathroom resealing in Gorebridge

Across Gorebridge, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you are dealing with splits where the tray meets the wall and water escaping at the shower enclosure, we can put it right.

In and around a place like Gorebridge, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Landlords, agents and businesses in Gorebridge

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Why it’s worth doing now in Gorebridge

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it. In a place like Gorebridge, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

Gorebridge homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Schools such as Newbattle Community High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Gorebridge Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Do you need bathroom resealing in Gorebridge?

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Look out for these signs:

  • A messy, uneven bead from a previous reseal
  • Water escaping at the shower enclosure
  • A reseal done over the top of the old bead
  • Gaps where the bath or tray has moved

For landlords with property near Gorebridge station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How to choose a mastic man

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Surface by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Gorebridge: your questions answered

Is Gorebridge within the area you cover?

Yes, Gorebridge is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Gorebridge for bathroom resealing?

Yes, Gorebridge is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Can I add another job to the visit?

Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Where are you based?

Our base is in Crawley, and we work across South East England, London and Scotland.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a morning or an afternoon for most single baths and showers. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Mention if the joints have been sealed before
  • Clear the area around the work
