Bathroom resealing for homes and businesses in Shawfair

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We are often asked to deal with leaks into the floor or ceiling below and leaking joints on a shower screen, across shower trays & enclosures, sinks & splashbacks and baths.

For a place like Shawfair, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

A 12-month guarantee comes as standard, so you are covered after we have gone.

What we are called out for in Shawfair

The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

If you can see any of these, it’s time to have the joints looked at:

  • Water getting behind the kitchen upstand
  • Lumpy, uneven sealant from a DIY attempt
  • A bead that has pulled away from the tiles
  • Splits where the tray meets the wall

For landlords with property near Shawfair station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What your quote should include

  • Are they insured?
  • Whether all the old sealant comes out first
  • What preparation is included
  • How the colour is chosen

Bathroom resealing around Shawfair

Shawfair is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For site and facilities teams at buildings such as Castlebrae Community High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Newton Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What happens on the day

There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes a couple of hours for a single bath or shower. Outside jobs in Shawfair need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us if parking is tricky
  • Keep children and pets away from the work area

Shawfair: your questions answered

Is Shawfair within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Shawfair station?

Yes, we work for landlords and agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures.

Do you have insurance?

Yes. We are fully insured.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

What sealant work can’t fix

We will not take on work that will not last, so these are the limits:

  • Cracked or missing grout between tiles (that is regrouting)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Movement from a bath with loose feet or no proper support

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Kitchen worktops & upstands

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Why act early in Shawfair

Dealing with sealant early is a short job: it takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Why us?

  • Full insurance on every job
  • 20+ years of sealant experience
  • A sealant colour to suit the surroundings
  • Old sealant always removed completely

What the job involves on each surface

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.
