Bathroom resealing across Midlothian: what to expect

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Common call-outs are for water escaping at the shower enclosure and lumpy, uneven sealant from a DIY attempt, on wet rooms, baths and basins & vanity units.

On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

What you will pay

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Bathrooms and kitchens across Midlothian

Midlothian has homes of every age, old and new, with plenty of rented property in places like Bonnyrigg, Dalkeith and Penicuik. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across Midlothian. Along the coast in Midlothian, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most.

Bonnyrigg: If you look after a building such as Lasswade High School Centre, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Bonnyrigg Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Honest limits

We will always be straight with you, so here’s what new sealant will not do:

  • Loose or hollow tiles, or failed tanking behind them
  • A leaking waste, trap or valve
  • Water getting in through the grout rather than the sealant

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Stick to a soft cloth and a mild cleaner
  • Dry the bead with a towel now and then
  • Wipe up water along the back of the worktop
  • Do not let bottles sit on the bead

Keep water off the new bead until it has cured, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.
