How we handle bathroom resealing in Carrington

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you have black spots spreading through the bead and a joint torn by a bath that flexes, we can put it right, whatever the surface.

In and around a place like Carrington, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All our work comes with our 12-month guarantee, wherever you are in Midlothian.

What bathroom resealing looks like in Carrington

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Homes close to Carrington Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Gorebridge station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Carrington is about 3 miles south of Bonnyrigg, in Midlothian. Carrington gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

We also work for property managers and facilities teams in Carrington and across Midlothian. Several sites can be quoted together, and we’re fully insured.

Why it’s worth doing now in Carrington

A quick bead over the top of the old one might look better for a while, but it won’t bond. It lifts, traps water and grows mould behind it. Around Carrington, water from a failed joint in an older stone home can soak into timber and plaster.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Different surfaces, different methods

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

FAQs for Carrington

Can you help a landlord with a rental near Gorebridge station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Carrington?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you reseal around my kitchen sink and worktop?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you have insurance?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Where are you based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Quotes for bathroom resealing in Carrington

Every job gets its own quote. This is what makes a difference:

  • Working hours on commercial sites
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • The number and length of the joints

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If someone has resealed it before
  • How we’d reach the joints
  • The type of property

Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details, and photos are welcome.

The process

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a couple of hours for a single bath or shower. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can

Advice

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we’ll tell you before we start. It won’t solve:

  • Water coming from the plumbing rather than the joint
  • Failed grout lines across the wall
  • A tray that rocks until it’s re-bedded

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.
