What we cannot put right

A few problems are outside what sealant work can do:

  • Cracks in the tray itself rather than the joint
  • A leaking waste, trap or valve
  • Damage behind the tiles that needs a tiler

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

Bathroom resealing in Newtongrange

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have cracked, shrunken or lifting silicone and failed sealant on the screen profile, we can help, on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures alike.

Bathrooms in smaller places like Newtongrange work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Big or small, you get the same 12-month guarantee.

Newtongrange questions

Do you cover smaller places like Newtongrange?

Yes, Newtongrange is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do bathroom resealing in Newtongrange?

Yes, Newtongrange is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.

What should I tell you?

Tell us what needs doing and where, with photos by email if possible. We’ll ask anything else we need to know.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Do you guarantee your resealing?

Yes. Every job carries our 12-month guarantee, and we are fully insured.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

What we’re called out for in Newtongrange

Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

Look out for any of the following:

  • New sealant laid over old sealant that is now lifting
  • Water getting behind the kitchen upstand
  • Splits where the tray meets the wall
  • Water getting behind the bath panel

Letting a property close to Newtongrange station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What your quote should include

  • Whether you can choose the colour
  • Which sealant they’ll use, and why
  • What the cure time is
  • How the joint is cleaned and prepared

Bathroom resealing around Newtongrange

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you live in an older home near Newtongrange Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Newbattle Community High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What happens on the day

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the size of the job. Outside jobs in Newtongrange need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Before we arrive

  • Mention any parking rules near the property

How the job changes by surface

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Check the joints every few months for splits or lifting
  • Wait for the cure time we give you
  • Keep the fan on for a while after bathing
  • Don’t let bottles sit on the bead

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

How we quote for bathroom resealing

Jobs vary more than people expect. The main factors:

  • How many areas need sealing
  • Whether the work is at height
  • The product the joint needs
  • The size of the job

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • The problem you’ve noticed
  • Any access issues, like height or stairs
  • Where the property is
  • A few pictures by email, if you can

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, send an email to info@mrmastic.co.uk.
