Bathroom resealing in Easthouses

How we handle bathroom resealing in Easthouses

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on baths, sinks & splashbacks and kitchen worktops & upstands, and common reasons people get in touch are new sealant laid over old sealant that is now lifting and shrunken sealant along the back of a worktop.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Looking after it afterwards

Looking after new joints is easy:

  • Move toiletries away from the joint
  • Look for lifting corners and small gaps now and then
  • Squeegee the walls and tray after use
  • Run the extractor fan during and after every shower

In a kitchen, do not let water sit along the back of the worktop. A dry joint lasts longer.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Different surfaces, different methods

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

When it isn’t the sealant

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What bathroom resealing looks like in Easthouses

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For site and facilities teams at buildings such as Newbattle Community High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Signs you need bathroom resealing in Easthouses

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

Look out for these signs:

  • Leaking joints on a shower screen
  • Lumpy, uneven sealant from a DIY attempt
  • Mouldy sealant that has gone black
  • A bead that has pulled away from the tiles

Letting a property close to Newtongrange station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions to ask before booking

  • How long to leave it before use
  • Whether they’re fully insured
  • How long the guarantee is

What happens if it’s left?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In an older home around Easthouses, damp from a failed joint can get into timber and plaster.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Easthouses: your questions answered

I let a flat near Newtongrange station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Easthouses?

Yes, Easthouses is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Easthouses, along with the rest of our area.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Is it OK to put new sealant on top of the old bead?

No, never. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. We remove the old bead completely before resealing.

Is white the only colour available?

There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

The process

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take around two hours for one bath or shower, longer for a whole bathroom. Outdoor work around Easthouses depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks
  • Mention any tricky access
